moving to Turkey (Bodrum)

Hi, We are thinking of moving to Turkey with our family next Sept for a trial period of a year and to possibly stay longer if it all works out. We have visited the same place for over 20 years and know it well and have many friends there, and we would like to try a life near Bodum or in the Turgutreis/ Gumusluk/Ortakent area. Please can anyone offer advice on what proceedures we need to do for visas to be able to do this? Would my husband or I need a job in place first to get a work permit? (we will need to earn some money to live but we will also use rental income from our UK property). We have 2 young children and would be looking to rent a minimum 3 bed villa (pref a stone house with a nice Garden in the areas mentioned) advice appreciated
