new visa regulations (Bodrum)

Hi all.
I'm Italian and own a house ın Gümüşlük. I go forth and back from Turkey but this summer I wanted to stay more tha 90 days ın total.
Because of the new visa regulations in force since Feb Protected content went through all the steps ın Bodrum to get a residency permit but the customs polis wanted the original Tapu and a Turkish bank account of 10.000 dollars for one year. Have you experienced anything like that? Can you gıve me any hints? I was told by friends that getting a residency permit in İstanbul is much easier. Or else I should take a visa in İtaly before leaving. Any advise on this matter?
