Advice for a flat renting contract (Budapest)

Hi there,
I will move to Budapest in september for 3 years and I am currently looking for a flat.
I found a nice one and the lady with whom I discuss told me that : "Also note that we are renting it out as private person, we can only give you this price ( Protected content ) if you do not require bill with tax, otherwise the price is much higher (aprox. 25% more)" .
I don't know what to think about that ... Does it look weird to you ?
The lady seems to be really honnest and the ad too but I don't know what this sentence means ...
Can you help me ?
