Renewal of the tenancy contract (Dubai)

I'm about to renew my tenancy contract for the first time (upon complation of the first year). My landlord has asked an increase of the rent by 10% !!!
Some friends told me that this was against the law. Can anybody give me any legal reference or any benchmark?
