1. INVESTMENT MANAGER
The Senior Associate will be involved in investment sales transactions across all real estate sectors and developing their own clientele network to secure new business opportunities for the department and the company.
Take part and take the lead in a wide variety of roles from analytical analysis through to creating pitches, transaction support and execution
Run financial models and review models completed by analysts
Provide advice to clients on investment acquisitions and disposals across all real estate sectors
Work closely with counterparts/offices on cross-border inward and outward deals
Prepare letters of intent, term sheets and make amendments as required
Coordinate with consultants appointed by sell-side and buy-side during due diligence
Develop their own clientele network
Source, negotiate, and close deals independently
Draw on client referrals and follow other team client leads
Mentor junior staff and provide assistance to other team members wherever possible
Develop and maintain active communication both within the team and other teams
University degree with an emphasis in Finance or Real Estate
CFA designation or progress towards attaining the CFA designation is a plus
Strong analytical and report writing skills
Excellent English and Vietnamese communication skills, both verbal and written
A team player with leadership skills
Excellent interpersonal and influencing skills
Attention to detail and ability to work with data with confidence
Excellent time management
Ability to multitask and work accurately and effectively under pressure
Must understand the principles and practice of client care

2. LEASING MANAGER - RESIDENTIAL
Manage the on-site residential Leasing team
Carry out daily and weekly meetings with the staff ensuring maximum output & the proper communication
Manage all day to day activities in the leasing Office
In charge of all marketing initiatives for the projects including advertising schedules, production of new marketing materials such as Brochures etc,
Active leasing of all projects
Management of all lease renewals and the associated paperwork
Active daily weekly and Monthly reporting of all activities to your Head of department and Client
Attend meetings with client as and when requested by the client
Responsibility for occupancy forecasts, apartment pricing structures, leasing strategies,
Achieve targets for your team set by the Head of department
Responsible for coaching, motivating your team to hit targets set you for your team, Insures approved policies and procedures are followed in your team.
Make sure that the leasing office is open and fully operational 7 days a week.
Train staff where necessary for: customer service, project details, grooming, and deliverance of verbal detail and anything else that will help the team develop.
Review all offers and leases with senior management
Look after day to day staff welfare
Assisting the Head of Leasing by ensuring the timely payment of all property operations related invoices.
Actively seeking new solutions and creating new opportunities maintain a file system for the completed leasing reports.
Assist in the hiring of staff where directed
Liaise with the Management team for any move-ins of new tenants.
Deal with any complaints that may arise for the leasing of units and where necessary the backing of the Management department
Ensure the comfort of all tenants at all times.
Working with the Head of Leasing to ensure the Leasing Dept complies with all laws related country’s law requirements; Collect market research of comparable evidence for valuation purposes
Working with the Head of Leasing to ensure that all documents relating to the leasing dept are prepared and managed in accordance with company policies & procedures. Liaise with clients to obtain all necessary documentation to undertake leasing.

3. HEAD OF RESEARCH
Lead and manage research staffs across all projects undertaken by the Research department.
Promote the company’s services in respect to, but not limited to the research consultant services.
Participating in, and promoting the sharing of knowledge, market information and professional standards within the research department.
Ensure the Research Dept complies with all laws related country’s law requirements.
Actively seeking new solutions and creating new business opportunities for the Research Department.
Manage, lead and liaise with the clients with regard to research consultant issues.
Assisting the National Director of Research & Valuation with ensuring the timely payment of department related invoices.
Maintain and update database with support from research team
Write and update reports on all sectors of property market
Write development recommendation in Real Estate
Develop economic/ strategic/ forecasting models and research tools to support and maintain the leading market position of the company’s Research and Consultancy
Participating and contributing in the industry events/ seminars, the company’s Press Releases/ events/promote the company’s brand on mass media
Liaise with local and international clients and Vietnamese authorities
Travel to other provinces or cities for market research, if necessary
Write reports in English or Vietnamese based on scope of works to be supplied by clients
Maintain the highest standards of ethics and confidentiality at all times
Liaise with the property management, agency and other departments within the company to ensure a total understanding of the property market in Vietnam
Supporting and acting as the company’s brand ambassador at all time
Full skilled practices and applications of Microsoft Word, Excel, Power Point, Email
Excellent report writing skills in English and Vietnamese
Good analysis skill
Good knowledge on real estate
Good industry contacts (real estate)
Occasional travel may be necessary.
