Need for legal Help - renewal of rent contract (Istanbul)

Dear Community,
This month it is time for us to to renew our rental contract. But the real estate company wants us to pay 10% more in the following. Even after serious arguments they still persist, that 10% increase of the rent is a standardrate and totally legal. We even have agreed with the landlord about the price of the following year, but the real estate managers are amazingly stubborn.
I would love to read the regarding article in the turkish law for it. I know that there is a law to increase the rent according to the inflation rate, but of course not 10%.
That would be great, if someone could provide me that article (in turkish and english) and some explanations! Thank you very much!
