As a development site, the net profit would be approx. $24 million (US); alternatively, as a commercial property investment, the pre-tax profits would be: Yr 2- £460, Protected content Yr 3- £1.1 million (GBP); Yr 4- £1.5 million (GBP); Yr5 (and beyond)- index linked to Yr 4+ in successive years.
