Looking to rent office space? (Manama)

Hi! I'm looking to rent an office enough for 5 people. What's the process here? If I use a broker, how much do they charge? What are the documents I need to rent office space? I'm also thinking about renting a store front as well. What are the documents needed? Also, what can I negotiate with landlords i.e. rent free periods, cheaper rent? Thank you!
