Furnishing in Houses (Manila)

Hi - I've been looking at a few houses in the Makati area but they don't seem to come with air-con and kitchen appliances (fridge / oven / washing machine).
Is this normal? Do I have to rent or buy them when I arrive? And how much am I looking at paying for these items.
