Tenant Contract Help (Milan)

Hi,

We will be moving out of our flat soon and received an email from our landlord detailing a large list of costs to us including:

Cleaning 700
Painting Protected content
Table Broken (there is a small chip on the underside, not actually broken! Protected content

additionally the outside lock has been experiencing problems and she said she will have a quote for us this week which we are also obligated to pay.

These costs seem crazy!!

We have two clauses in our contract relating to costs, one talks about C.C Protected content 1609, whilst the other says the house needs to be returned in pristine condition at the tenants expense. My italian property contract knowledge is non existant. Surely we can not be liable for all these costs (we have only been in the property for 10 months and it has been very well looked after!).

Can anybody help with these issues? Is anybody versed in Tenants rights??
