Good and reasonable Riyadh compounds anyone

Hi everyone, me and my husband are moving to Riyadh next month. We were just wondering if anyone can suggest us reasonable and good residential compounds in Riyadh (near Riyadh Railway Station)? Our budget is up to SAR 100,000. Also expats could you please also explain how paying the rent yearly works? Like when you came to Saudi Arabia did you bring that much amount with you to pay as rent? We are a bit confused how do expats manage to pay such a huge amount in the first few weeks of arrival. Also any words of wisdom will be appreciated. Many thanks.
