All advertised rentals are asking prices and the final rental can end up either higher or lower depending on any additional requirements. The level of difficulty on bargaining for rents is dependent on several factors, including but not limited to: how urgent it is for the landlord to lease out the property, how many other potential tenants have viewed the property, and the current market climate.
Caveat Emptor: Although landlords may list their properties at one price with some real estate agencies, this is not always the price that they initially share with potential clients through websites and advertisements.
Advertising to the public is not generally covered by any ‘Trade Descriptions Act’ and is unregulated in Asia. So to manage the expectations effectively one should advise them to stay away or be realistic that low prices / high spec properties may be advertised but will always have ‘just been taken’ or will be ‘too good to be true’.
