Lease agreements...what to look out for? (Singapore)

Hi,
My boyfriend and I have found a fantastic apartment, and are already imagine how we ll be arranging the furniture :) But actually before that, we have to sign the Lease Agreement. The document we received is 14 pages long. As we are not familiar with local jurisdictions we would really appreciate your inputs from your experience, the things to look out for, the "unusual" clauses that are useful to have in regards to Singapore laws, just overall the hints and tips you wish you were told before signing.
