Georgian Rental Contracts (Tbilisi)

Realtor supplied us with a contract for our new apartment which is a 12 month lease, but it has this paragraph indicating it sounds like the landlord can break the lease any time with 1 month notice?
Is this standard?
Do folks get kicked out of their apartments with 1 week notice?
We have a good deal on our place and I'm worrying what happens if they get a better offer.

7. Entry into force and duration
7.1 The Agreement shall enter into force on 03.15. Protected content was valid for 12 months.

***7.3 Early termination of the contract is acceptable, if one party has warned the second for 1 month earlier, on termination of the contract in writing.***
