Best place to live close to Valencia Harbour

Hi all,

I am about to move to Valencia and I will be working at the harbour.
I am not sure where to live.
I do not have a car. My budget is limited so I am looking for a flatshare.
I would like to live close to the harbour (easy to reach by bike/tram/bus/metro). I also would like to be able to go to the city and to the beach easily.
I am looking for a relatively quiet place but close to a gym and groceries.
I am told that the area near the harbour is dodgy. Is it really the case? Everywhere?
Cabanyal for instance is a perfect location (close to the harbour, the beach and the metro) but I am told it is dodgy. And it is probably not the good moment to live there as the restoration of the area should start in September (?)

Any advice would be more than welcome.
