Pres-sale real estate investment (Medellin)

Hi. I am thinking about investing in real estate in Medellin and came across the concept of pre-sale, where a property in development gets purchased and funds are held in a fiduciary account until a certain percentage of the project budget has been raised. Has anyone done that or can recommend a trusting construction company for that purpose? Thx
