B&B in Bangalore -any need?

Hi
We have a few free rooms with attached bathrooms accessible without having to walk into the private. We use them for PG boys (paying guests college boys) and get some Protected content a month per room

However we are considering whatever there is a market for Bed & Breakfast, either for tourist, business travellers and so on?
we need to upgrade the rooms quite a bit and by that put some money into them (like AC, TV, new furniture) at some 1 lakh per room and we should expect some work like cleaning, booking, preparing breakfast, so will it be worth the investment?

How much would people pay eg per night or discounted for long stay?
Are there any channels to get in touch with customers or companies dealing with this?
